Last June, GMG completed the construction of a multi-family building with official rental protection for young people, promoted by the Caixa Terrassa Housing Rental Foundation.<\/p>\n
The building, located at Carrer Mallorca 59, corner with Carrer de Maria Auxiliadora de Terrassa, has been built on a plot of land owned by the City Council on which a 63-year surface right has been established in favor of this foundation.<\/p>\n
The building consists of 35 one- and two-bedroom homes with parking and storage rooms, and there is also a bicycle parking lot on the ground floor and a community garden with space for children’s games.<\/p>\n
GMG has once again come up with a sustainable project, designing and calculating a building with good energy behavior, low maintenance and with an optimal performance between cost and benefits. The average construction cost was \u20ac712\/m2 and the ratio between its useful and built surface area reached an excellent 79%. <\/p>\n
The distribution in walkways makes it possible to access the 35 homes with a single core of exterior staircase, reducing the implicit costs of community spaces and concentrating insulation and finishing resources in the truly habitable spaces. A centralized heating and hot water production system has been installed from a high-efficiency gas boiler, solar collectors with increased storage capacity and a distribution system with plate exchangers <\/strong> <\/strong>and individual meters for each home which will also make the energy management of the building possible, reducing the energy rate of the tenants.. All homes have an air renewal system with heat recuperators and own drying racks which will reduce energy consumption.<\/p>\n To insulate the building it has been wrapped with an 8 cm thick Sto Therm external thermal insulation system, using NEOPOR polystyrene plates containing graphite. In this way, an average thermal transmittance of 0.26 W\/\u00baCm2 has been achieved, which represents an increase of more than 100% with respect to the thermal insulation required by the Technical Building Code, <\/p>\n The energy consumption for heating the building is estimated at around 31 kW-h\/m\u00b2 per year, which represents a 45% reduction on the current average for new residential buildings.<\/p>\n","protected":false},"excerpt":{"rendered":"
